Your survey says get a specialist. Who do you actually call?

Match the defect to the trade: damp and timber issues go to a PCA member firm, electrical concerns to a NICEIC or NAPIT registered electrician, roof defects to an insured roofer, drainage to a CCTV survey firm, movement or cracking to a structural engineer, and gas or heating to a Gas Safe engineer.
Damp, timber and rot
Rising damp, penetrating damp, condensation and timber decay are usually grouped together because the same specialists handle them. Look for Property Care Association membership or equivalent. Be wary of free surveys from firms that only sell one treatment; an independent damp and timber survey costs money but tends to pay for itself in avoided works.
Electrics
Surveyors cannot test electrics, so an aged consumer unit or dated wiring is almost always flagged for an Electrical Installation Condition Report, an EICR. Use an electrician registered with NICEIC, NAPIT or another Part P competent person scheme. The EICR gives every circuit a code, and anything coded C1 or C2 needs remedying.
Roof, chimney and gutters
Slipped tiles, worn flashings and failed pointing are bread and butter for a local roofer, and prices vary widely, which makes an in person scoping visit worth far more than a photo estimate. Check insurance and ask how access will be managed, because scaffold versus ladder can double a small job.
Drains, structure, gas and the rest
Drainage concerns are settled by a CCTV drain survey with a recorded report. Cracking or movement beyond hairline needs a chartered structural engineer, IStructE or ICE, whose report often reassures rather than alarms. Gas appliances and flues need a Gas Safe registered engineer. Asbestos in pre 2000 properties needs a UKAS accredited surveyor before anyone disturbs it.
