1. About these terms
These terms govern your use of www.offeraccepted.co.uk and the services we provide. They form a legal agreement between you and Offer Accepted Ltd, a company registered in England & Wales. By using the website, signing up for the buyer service, or applying as a professional or surveyor partner, you agree to these terms.
2. What we do
Offer Accepted is an introducer service for UK home buyers. We help buyers identify the professionals they need to complete a property purchase — conveyancers, mortgage brokers, specialist tradespeople, removals firms, insurance brokers, and chartered surveyors — and we introduce them to firms on our supplier panel.
The service is free for home buyers. We earn introducer fees from the professionals we introduce buyers to, payable when the introduction results in a real engagement (an instruction, a completed job, a funded mortgage, a paid policy, and so on).
3. We are not advisors
Offer Accepted is a connector, not an advisor. We do not provide:
- regulated financial advice;
- mortgage advice or arrangement;
- insurance advice, arrangement, or assistance in concluding a contract;
- legal advice or conveyancing;
- surveying or building-condition opinions; or
- any other regulated activity.
Every professional opinion you receive in connection with the service comes from a regulated specialist whom we have introduced you to. Their advice is given under their own regulatory regime, and they are responsible for the quality of that advice.
4. Payments + commission
Offer Accepted is an introduction service. We are not a party to any contract between you and a tradesperson, nor to any payment between you. You pay your tradesperson directly. We do not handle, hold, or escrow any money between buyer and tradesperson.
Tradespeople pay Offer Accepted a commission of 10% on the total invoiced value of completed work introduced through our platform, with a carve-out for hardware items invoiced separately above £1,500 (boilers, consumer units, kitchens, bathroom suites, solar, new roofs, major windows or doors) — for those items the commission applies to labour and fitting only, not to the unit cost. Commission is paid by the tradesperson, not by you, and does not affect the price you pay.
We rely on buyer and tradesperson confirmation to record completed work. After a connection, we may email you to ask how the work went. Your answer is the basis on which we invoice the tradesperson. The tradesperson independently declares the invoiced value for cross-check.
We may issue a thank-you credit to buyers who confirm completion and claim it. This credit is issued regardless of which tradesperson the buyer chose, is not tied to any specific introduction, is single-use against any future service booked through Offer Accepted, and is typically delivered within 7-10 working days of claiming.
Our referral-fee arrangements are disclosed at the point of introduction in line with the requirements of the Solicitors Regulation Authority (SRA), the Council for Licensed Conveyancers (CLC), the Financial Conduct Authority (FCA), and the Digital Markets, Competition and Consumers Act 2024 (DMCC). You are always free to choose any professional, including firms we have not introduced.

5. Suppliers and surveyor partners
If you apply to receive introductions as a professional supplier, separate Supplier Terms apply alongside these Terms of Use, covering vetting, introducer-fee arrangements, dispute handling, data sharing, and termination.
If you apply as a surveyor partner, separate Partner Terms apply alongside these Terms of Use, covering revenue-share arrangements, branded materials, data sharing, and termination of the partnership.
6. Complaints
If something goes wrong, tell us. We aim to acknowledge every complaint within one working day and resolve most within ten working days. Email complaints@offeraccepted.co.uk with a brief description of what happened and we'll come back to you.
If you are unhappy with our final response, you may be able to escalate to a relevant regulator (for example, the Information Commissioner's Office for data complaints, the Financial Ombudsman Service if a financial professional was involved, or the relevant trade body for the professional category concerned). We will tell you which route is appropriate based on the nature of the complaint.
7. Liability
To the extent permitted by law, Offer Accepted is not liable for the advice, work product, or conduct of any professional we introduce you to. Each professional is independently regulated and responsible for their own work. We do, however, take responsibility for our own conduct — the accuracy of the information we present, the integrity of our introductions, and the protection of your data.
8. Changes
We may update these terms from time to time. The "last updated" date at the top of this page reflects the current version. Material changes will be communicated to active users by email where we hold one.
