How Offer Accepted is funded
We're free for buyers to sign up and use. The platform is paid by the firms we introduce to you. This page lays out exactly how, in plain English, so you can see the same numbers we do.
The short version
For SRA-regulated conveyancing and RICS-regulated survey work, we add a 9% platform fee on top of the firm's wholesale rate. The fee covers matching you with a vetted firm, running the timeline, document concierge, and complaint mediation if anything goes sideways. It's shown to you as a separate line on every quote, with both the £ amount and the % visible. You're free to choose any SRA-regulated solicitor or RICS-regulated surveyor; the firms we introduce are simply the ones on our vetted panel.
Conveyancing referral fees
When you instruct a solicitor or licensed conveyancer through Offer Accepted, the firm pays us 9% of the legal fee as a platform fee. The fee is part of the total quote you see, broken out on its own line. The firm is paid the wholesale rate; Offer Accepted is paid the platform fee. Disbursements (Land Registry, searches, anti-fraud checks) are pass-through at cost and the platform fee is not applied to them.
This arrangement is disclosed to you under SRA Code of Conduct Section 5.1, which requires solicitors and their introducers to disclose the fee amount in writing, in £, before you instruct. Your panel firm will repeat this disclosure in their own client care letter when they confirm your file.
Survey referral fees
When you instruct a RICS-registered surveyor through Offer Accepted, the firm pays us 9% of the survey fee as a platform fee. The structure is identical to conveyancing: the fee sits on its own visible line, you see both the £ and the %, and the disclosure happens before you instruct.
This is disclosed under RICS Rules of Conduct 2022 Rule 3, which requires registered firms to disclose introducer arrangements in advance.
Trade and removal partner fees
For specialist trades flagged by your survey (damp, electrics, drainage, roofing, etc.) and removals firms, our current model is a small platform markup baked into the price shown on the quote tile. We're moving these to a firm-side membership model (similar to Checkatrade) so the buyer-facing price exactly matches the wholesale rate. Trades and removals are not regulated by the SRA or RICS, so the 9% disclosure structure above does not apply to them, but we still want the price you see to be the price you pay.
Mortgage and insurance affiliate fees
For mortgage brokers and buildings insurance providers, we operate under an Article 33 RAO introducer-only basis: we put you in touch, the firm advises you, the firm pays us a one-off introducer fee from their commission. We do not advise you on mortgage or insurance products. We do not see your application data. The introducer fee does not change the rate or premium you're quoted.
Your right to choose any regulated firm
You're not obliged to use the firms we introduce. You can choose any SRA-regulated solicitor for conveyancing, any RICS-regulated surveyor for surveys, or any FCA-authorised broker for mortgage or insurance. The firms we introduce have been through our vetting process (regulatory registration, professional indemnity insurance, recent references, re-checked annually), but the choice is always yours.
How we vet our panel firms
Every firm on our panel has provided current regulatory registration (SRA, RICS, FCA, NICEIC, NAPIT, BAR, PCA as applicable), valid professional indemnity insurance, and at least two recent references. We re-vet annually and remove firms that no longer meet the bar. We don't take payment to add firms to the panel.
Complaints
- About a solicitor's legal advice or service: first to the firm under their complaints policy, then to the Legal Ombudsman.
- About a surveyor's professional opinion or service: first to the firm under their complaints policy, then to the RICS Dispute Resolution Service.
- About a tradesperson's workmanship: first to the firm directly, then via the relevant trade body (NICEIC, Gas Safe, etc.).
- About the Offer Accepted matching service itself (introductions, the platform fee, our vetting): email team@offeraccepted.co.uk. We acknowledge within one working day and resolve or escalate within 14 days.
