1. Scope
This sub-section covers the referral fee arrangements that apply when you instruct an SRA-regulated solicitor or licensed conveyancer, or a RICS-registered surveying firm, through Offer Accepted. 2. The structure
For every conveyancing matter and every survey instructed through the platform, Offer Accepted is paid a platform fee equal to 9% of the firm's wholesale rate. The platform fee is shown on the quote as its own line, with both the £ amount and the 9% label visible, before you instruct. The total you pay is the firm's wholesale rate plus the 9% platform fee. Disbursements (e.g. Land Registry, searches, anti-fraud checks) are pass-through at cost and the 9% does not apply to them.
3. Who pays
The platform fee is part of the total you pay. It is collected by Offer Accepted in exchange for matching you with a vetted firm, running the timeline, providing document concierge, and mediating complaints. The wholesale rate is paid to the firm. We do not receive any further commission, kickback, or referral payment from the firm beyond the platform fee disclosed.
4. Your right to choose any regulated firm
Use of the firms we introduce is entirely optional. You may instruct any solicitor authorised and regulated by the Solicitors Regulation Authority (SRA) or any licensed conveyancer authorised by the Council for Licensed Conveyancers (CLC) for conveyancing work. You may instruct any firm registered with the Royal Institution of Chartered Surveyors (RICS) for surveying work. The Offer Accepted matching service is a convenience, not a constraint.
5. How firms are vetted
Firms on our panel have provided, at minimum: current SRA / CLC / RICS registration, valid Professional Indemnity Insurance (PII), and recent references. We re-vet annually and remove firms that no longer meet the bar. We do not accept payment to add a firm to the panel.
6. Mirror disclosure by the firm
SRA-regulated firms are required by SRA Code of Conduct Section 5.1 to disclose the referral fee to you in their own client care letter when they confirm your instruction. The disclosure in the client care letter will match the disclosure on this site (firm name, £ amount, percentage, that the buyer was free to choose any regulated firm). If you ever see a discrepancy between our disclosure and the firm's, raise it with us at team@offeraccepted.co.uk.
7. No advice from Offer Accepted
Offer Accepted does not provide legal advice or surveying advice. All advice on your matter comes from the regulated firm you instruct, and is independent of the introducer relationship. We are an introducer and a service co-ordinator, not a party to the legal or surveying engagement.
8. Complaints
Complaints follow the route appropriate to what the complaint is about:
- About a solicitor's legal advice or service: raise it with the firm under their complaints policy first, then escalate to the Legal Ombudsman.
- About a surveyor's professional opinion or service: raise it with the firm first, then escalate to the RICS Dispute Resolution Service.
- About the Offer Accepted matching service itself (the introduction, the 9% platform fee, the vetting decision): email team@offeraccepted.co.uk. We acknowledge within one working day and resolve or escalate within 14 days.
9. Changes to this disclosure
If we change the percentage, the structure, or which categories of work this disclosure applies to, we will update this page and the How we get paid page on the same day. The version of the disclosure that applied at the time of your instruction is the version recorded against your consent record in our database (see acknowledgements captured at the point of instruction).
